For the business user, there are a variety of options enabling you to make the most tax-efficient decisions about funding. Lease-Purchase, Lease, Business Loan and outright purchase are some of the topics that we recommend you discuss with your accountant or financial advisor. Please remember, the prices that we quote are all fully inclusive of VAT at the current rate. Our savy customers tell us that they have offset the cost of their studio against their machinery/plant tax return but please ask us about this or contact your accountant for the full picture.

Can I have a bespoke design?

Absolutely - We understand that everyone’s idea of their perfect Studio is different. We can design whatever you want - whether the building a includes shower room, mini-kitchen or perhaps you want extra sound-proofing, more glazing or something totally unique. Each customised Studioni room is as individual as its owner. We are passionate about the benefits of going bespoke and truly believe that a building created especially for you will enhance your life as well as your property.

Can I have the full specification?

Of course. The full specification will be itemised on your order form. You are also free to request alternative materials to economise your project or optional extras to complete your studio.

Does my studio meet building regulations?

Standard studios are not required to meet building regulations, although elements of our studios already do. Where a project requires compliance, we can easily exceed their guideline u-values for thermal efficiency and comply with all fire safety and electrical elements. Building regulation projects may incur an extra charge, depending on exact requirements.

Does my studio need planning permission?

In most cases, the answer is simply ‘no’ – you can order your studio and have it erected without any further ado. However, in some circumstances, such as if you live in a conservation area or area of outstanding natural beauty, planning permission will probably be required. You don’t have to worry though – as an experienced installer, we can carry out any planning applications for you.

How big is my studio?

However big you want it to be. If you have a specific size or shape in mind, we can create it for you. Our Products tab lists the most popular sizes.

How long do I have to wait for my studio?

Not long. Usually between 3-4 weeks, depending on whether or not you need planning permission, and how busy we are. The average installation time, subject to site conditions and size of building, is around 2 weeks with our seasoned installer. Urgent projects can usually be accommodated.

How much will my studio cost?

Obviously, price all depends on what you have. But to give you an idea, the home office prices are displayed above the model of the home offices on the product page.

How strong is the studio?

Our studios are engineered to last as long as your home, with the same durable and exacting standards. They are a world apart from the traditional wooden summerhouse or portable cabin type structures. Our discreet foundation system supports the weight and anchors the building securely into the ground. Our Studios feel like any other room in your house. In terms of security, all doors and windows are fitted with insurance standard multi-point locking systems.

Is my studio as well built as a normal extension?

Yes - in some cases they’re even better. Our studios are built to modern housing standards with full high performance double glazing and insulated to extremely high standards for all round comfort and security. Basically, they’re engineered to last. Our structure has its own accreditation. Our manufacturers have earned approval from the BBA. This is a highly demanding, technical approval certification process that demands the highest standards of manufacture.

Is my studio guaranteed?

It most certainly is.
Every Studioni room is guaranteed for 10 years AND insurance backed as standard. Although, as they’re built to modern housing standards, they’re made to last much longer.

What about lighting and electrics?

Super-efficient brushed stainless steel down-lighters are installed and ready-to-use together with the electrical supply to the building, of course, and as many power sockets as you need.
If you have other requirements or preferences, we are happy to accommodate them too.

What is included in the price?

There are no hidden costs. Studioni ltd quote prices INCLUDING VAT and the cost of installing foundations (subject to site survey). An additional cost for the power supply connection is done by separate quotation, or you can contract your own electrician to make the connection. Your final quoted price includes any agreed optional extras such as blinds, decking, internal storeroom, steps etc. and is the price you pay for your finished garden room. A delivery charge may apply, depending on where you are, but will be minimal and reasonable.

What kind of foundation will my studio need?

All our Studios are built on an efficiently engineered concrete pad system. This provides a strong anchor which grounds and supports the building.

What kind of return can I expect on my investment?

We find that a Studioni room costs less than moving house, building an extension or converting the loft/garage AND adds significant value to your home as well. Typically you can expect to recuperate 75% of your cost, on the value of your home, and in some locations your return could be 100% or more.

What maintenance will be needed?

Very little!
At the moment, we use Western Red Cedar to clad our buildings and not just for its stunning appearance. Its own natural oils offer unrivalled protection from the elements. Cedar will turn a silvery grey if left to weather naturally.
Our high quality aluminium window and door frames are powder-coated and guaranteed for 10 years. An occassional wipe with a damp cloth is all the maintenance needed.

What’s ‘eco’ about my studio?

Pretty much everything. 1.Sustainable wood structure and cedar cladding which are maintenance-free.
2.High performance insulation and double glazing for high thermal efficiency which serves to reduce the energy use and emissions during the life of the building.
3.If you use your studio as your workplace, it’ll do wonders to reduce your carbon footprint - no more work commute!

Who will construct my garden room?

Our fully qualified, professional tradesmen head our installation teams. They completes builds with the minimum of disruption and with due care and attention. Our installation teams have delivered hundreds of garden rooms.

Why is my studio better than an extension?

Firstly, a studio provides you with the flexibility of being detached from your main living space – perfect for work and for quiet, personal space.
It costs less than a traditional home extension and is completed in a fraction of the time. What’s more, your studio has a fixed price so there will be no ‘extra costs’ half way through.

Will it be warm and dry?

Paper, equipment and soft furnishings are dry in a Studioni room all year round. Our buildings are vented and highly insulated to avoid condensation. Although we do not have to, we have sourced insulation so that our buildings meet current U values for domestic building insulation. Even our glazing is the leading industry standard K glass. These measures also ensure against the overheating ‘greenhouse’ effect in summer.
